Most property insurance policies include an appraisal clause.
When the policyholder and insurance company disagree on the value of a loss, each side selects an appraiser. Those appraisers then work together (and with an umpire, if needed) to determine the fair value of the claim.
This process is faster than litigation, more cost-effective, commonly used in roofing, restoration, and property damage claims, and often the next step when negotiations stall.

When Should You Use an Appraiser?
The insurance carrier’s estimate is significantly lower than expected
There is a dispute over scope of damage
The claim has stalled or reached an impasse
A public adjuster has been unable to reach resolution
You want to avoid litigation but still pursue a fair outcome
This is especially common in roofing claims, storm damage (hail, wind), fire and water losses, and large or complex property claims.
